The One&Only name
One&Only is the ultra-luxury resort brand of Kerzner International, the group behind Atlantis. The portfolio is deliberately small, with every property designed to be unlike the others. Private Homes extend that approach to ownership, and the Hudson Valley collection is among the few in North America.
The collection
Fifty-three villas, from two to five bedrooms, delivered fully furnished as a turnkey home. Architecture by Gensler and interiors curated by RH, with Hestan, Sub-Zero and Bosch kitchens and designated parking with EV charging.
The setting
A largely forested parcel overlooking the Hudson River, surrounded by conservation land. An estate trail network links to the CIA campus, the FDR historic estate and the Vanderbilt Estate. Hudson Valley Regional Airport is about 20 minutes away, and Manhattan about 90 minutes by car or rail.
Culinary & wellness
Hearth, the all-day restaurant, and The Under-Study sit beside CIA-led teaching kitchens, workshops and tastings. At the heart of the resort is the first U.S. Longevity Hub by Clinique La Prairie.

Fully managed by One&Only, with a dedicated One Contact, home management and pre-stocking. Owners receive savings of 30% across One&Only and Kerzner resorts worldwide, access to a homeowner exchange program, and the option to join a rental program.1
Timeline
